Our inspection process starts with a thorough visual inspection of the property. We use thermal imaging cameras to locate moisture behind walls and we will also measure the moisture levels throughout the property. We’ll identify any areas that are particularly at high risk such as water intrusion areas, areas of excess moisture and any visible mold growth.

When we identify high concern areas, we’ll present a plan for mold testing including the collection of  mold samples and submission to an independent laboratory for thorough analysis. After we get the results back from the lab, we will prepare a final report for you using the results of the tests and the findings of our mold inspector.

This final report includes all the readings, pictures and observations of the mold inspection. In some cases, you  a clearance letter will be issued indicating that there is no need for further action as the test revealed there were no elevated mold levels. In other cases, mold remediation will be recommended.  Depending on the findings, we will provide you with a list of qualified, licensed and insured mold remediators in your area.

We measure the amount of moisture that is present and we determine whether or not the affected areas are likely to generate mold. We also identify sources of the moisture such as a leak. After the lab gives us the results of the moisture test, we create a final report. Leak Detection

Asbestos

Asbestos, even in small amounts, is extremely dangerous and considered toxic. Asbestos must be removed immediately if even 1% of material contains the substance. Asbestos has been known to cause cancer and an excess of fluid in the lungs. Common places to find asbestos include older insulation, floor tiles, plaster, caulk, roof shingles, siding and cement.
